The process
How does the process work from first contact to close?
It starts with a conversation — no forms, no pressure. You tell us about your park and what you're looking for. If it looks like a potential fit, we'll ask a few straightforward questions, schedule a visit, and make you a written offer within a few days of seeing the property. From there, we move at your pace. Most deals close in 30–90 days, though we can move faster or slower depending on what works for you.
Do I need a broker or attorney?
You don't need a broker — we buy directly from owners, which means no commissions eating into your proceeds. We do recommend having your own attorney review any purchase agreement, and we're happy to work with whoever you choose and can provide the first draft of all paperwork.
Will you actually come see the park?
Yes. We don't make offers sight-unseen. We want to walk the property, get to know you, and understand what your goals are in selling as well as understanding what you've built before we put a number on paper.
How quickly can you close?
If both sides are ready to move, we can close in as little as 30 days. If you need more time — for tax planning, staff transitions, or personal reasons — we can structure accordingly. The team has done deals that took 18 months to close because that's what worked for the seller.
The offer
How do you determine what to offer?
We look at historical financials (if available), revenue, occupancy, pad count, location, condition, market trends in your area, possibility of expansion, and comparable sales. We're straightforward about our math — if you ask us how we got to a number, we'll walk you through it.
Do you lowball?
No. Historically the team offers full price more than 95% of the time — depending on all factors and terms of the deal. This is where getting to know you is paramount; we want to take into consideration your needs in selling. We're not here to steal a park — we're here to build a long-term portfolio of well-run properties, and that starts with treating sellers fairly.
Will you pay cash?
We structure deals in a variety of ways. Cash closes are possible. We're also open to seller financing, which can have significant tax advantages for you as the seller. We'll be upfront about our financing structure from the start and you are obviously deeply involved in all the conversations.
What if my park doesn't meet all your criteria exactly?
Reach out anyway. Our criteria are guidelines, not hard rules. If you have a park with 20 pads and a loyal customer base in a great location, we want to hear about it. The right deal is sometimes the one that doesn't fit the standard box — and the team looks at parks nationwide.
Seller concerns
What happens to my staff after the sale?
We're operators, not flippers. We intend to run parks for the long term, which means keeping good people in place wherever possible. Staff transitions are something we discuss openly during the process.
What happens to my guests and regular customers?
We care about the guest experience — it's what makes a park valuable. Long-term relationships with guests are an asset we want to protect, not disrupt.
I've owned this park for 30 years. How do I know you'll take care of it?
That's the right question to ask, and we respect it. We're building a portfolio we intend to hold and operate for the long term. We're not wholesalers and we're not trying to flip properties. The parks we buy will have our name and reputation attached to them — that matters to us. And that's precisely why I want to get to know you on a personal level and develop trust.
Can I stay involved after the sale?
This goes to understanding your goals and trying to meet as many as possible. If it makes sense, yes — we're open to that conversation.
What if I'm not sure I'm ready to sell?
That's completely fine. Many of our best conversations start with "I'm just exploring." There's no pressure and no obligation. Understanding your options costs you nothing.

3-Point Real Estate Ventures is led by Doug Beeman, based in Colorado. Doug has spent his career building businesses, negotiating deals, and developing high-performing teams across telecom, technology, and professional services. He founded 3-Point Technologies in 2001, 3-Point Recruiting in 2018, and launched 3-Point Real Estate Ventures to pursue RV park acquisitions in the Mountain West. Along with Doug, there is a compelling team that shares his values and goals and that has years of experience acquiring real estate properties.
Are you a broker or a direct buyer?
We are a direct buyer. We are not brokers, we do not represent other buyers, and we do not charge fees. When you deal with us, you're dealing with the person who will own the park.
How many parks are you looking to acquire?
For 2026 we are actively targeting 4 parks by Q4, with a focus on the Mountain West — Colorado, Wyoming, and Utah first, then snowbird markets like Florida, Arizona, and Nevada.
How do I know this is a serious offer and not a waste of my time?
We try not to waste our time either and won't contact you unless we've already reviewed your park and believe it could be a fit. If after our first conversation we don't think it works, we'll tell you honestly rather than stringing you along — and hope you do the same for us. Having said that, we love exploratory conversations and look forward to speaking with you!
